Interior and exterior painting done right — clean prep, quality materials, and a finish that holds up to Kansas weather. We use Sherwin-Williams and Behr products and don't cut corners on prep work: scraping, sanding, priming, and caulking before a drop of finish coat ever goes on. Exterior jobs are scheduled around temperature and humidity so the paint cures properly instead of failing early. Every job gets a written estimate with color and product specs before we start, and drop cloths, taping, and cleanup are all included — you won't be left with overspray or a mess to sort out afterward.
Hard water stains, mildew, algae, and years of grime don't stand a chance. We pressure-wash everything from driveways to siding to fences, and offer soft-wash for more delicate surfaces — stucco, painted wood, older siding — where high pressure would strip paint or cause real damage instead of just cleaning it. Most homes in this area benefit from a wash every year or two, especially before a repaint, since built-up grime and mildew keep new paint from bonding properly. We adjust pressure and technique surface by surface rather than running one setting over everything.
From small nail pops and doorknob holes to larger patches, we finish it right — smooth, clean, and paint-ready. That means proper taping and multiple thin coats of mud rather than one thick pass that cracks later, then a final sand so the patch disappears once it's painted rather than showing as a visible seam or texture mismatch. We'll give you an honest assessment of what the repair will look like before we start, including whether the surrounding texture can be matched exactly or whether a wider patch area will give a cleaner result.
We install new wood privacy fences and repair existing ones — whether that's replacing a few rotted boards, fixing a leaning post, or building a new fence from scratch. Posts are set below the frost line and set in concrete for a fence that stays straight through Kansas freeze-thaw cycles instead of heaving or leaning within a season or two. For repairs, we'll match existing board spacing and stain wherever possible so a patched section doesn't stand out from the rest of the run.
Clearing out a garage, basement, or rental property? We load it and haul it — furniture, appliances, yard debris, construction leftovers, and more. Pricing is based on weight and time on the job, so you're only paying for what it actually takes to clear it out. Everything gets hauled straight to the dump, and we handle the loading ourselves so you're not lifting anything heavy or making multiple truck trips yourself.
Fixture replacements and upgrades — faucets, disposals, toilets, and sinks. Fast turnaround, no mess left behind. Bring your own fixture or ask us for a recommendation at your price point — either way, old supply lines and shutoff valves get inspected during the swap so a worn valve doesn't turn into a leak call a few months later. Get in touch and we'll get an appointment set up.
Swap out dated fixtures or upgrade to smart home devices. No major wiring — just clean, professional installation of the devices you already have or want, with existing switch and outlet boxes reused wherever the wiring supports it. If a device needs a neutral wire or other electrical work beyond a standard swap, we'll tell you upfront rather than starting a job that isn't a good fit.
Got a punch list? Shae's your person. Small repairs, odd jobs, and home maintenance tasks — if it's around the house and needs fixing, there's a good chance we can handle it. This is also the category to book if you've got several small unrelated tasks piling up, since one visit can knock out a whole list rather than scheduling separate appointments for each item. Not sure if something fits? Just call — if it turns out to be outside scope, we'll say so and point you in the right direction instead of taking on work that isn't a good fit.
Skip the ladder. We hang your lights along rooflines, gutters, and landscaping — and take them down after the season, so you're not the one on a roof in December weather or storing a tangled mess in the garage. Customer-supplied lights; we'll check strands for damage during install and flag anything that needs replacing before it's up. Book early — availability is limited November through December, and slots fill up fast once the first cold snap hits.
Call or email — Shae will walk through the project with you and provide a detailed written estimate at no charge. Evening and weekend appointments available.
